What often goes wrong when selling a house or an apartment...
Something has changed in your life and now you’re about to sell your home. Perhaps you’re planning to move house, have inherited a property, are going through a separation, or want to downsize as you get older. What many homeowners have in common: They know there’s a lot of money at stake, but they’re unsure how best to go about the sale. For fear of making mistakes, the matter is often put off or tackled half-heartedly. That is precisely when the most costly mistakes happen. Common problems:
1
Months of waiting with a run-of-the-mill advert
The house has been listed on property portals for weeks; there have been a few lukewarm enquiries and plenty of people just looking around, but no serious buyers. The running costs keep piling up, and everyone’s on edge.
2
Selling below value due to a weak negotiating position
Without professional marketing and a clear pricing strategy, there will be no competition for your property. This means you could miss out on potential additional proceeds of up to 9%; for a property worth 1.5–3 million Swiss francs, that quickly adds up to a five-figure sum.
3
Chaos during a divorce, inheritance or house move
Emotions, differing views, a lack of a plan. The house hinders decisions rather than facilitating them.
4
No use of social media or video
In 2026, your potential buyers will be on social media every day, watching videos there. If your property only appears as a static listing on property portals, many financially capable buyers will never see your house, and you will lose out on demand and money
If any of these points sound familiar, it’s time to get professional help with selling your house, rather than hoping that things will ‘somehow’ work out.
In these situations, we are the right partner for you
1
General property sales
You want to sell your house or flat in the luxury market and are looking for an estate agent who does more than just place an advert.
2
Divorce / Separation
You are separated or going through a divorce, and a jointly owned property is holding up your future plans. You need a neutral, fair solution.
3
Inheritance / Community of heirs
You have inherited a house in the Zurich area and are unsure whether to keep it, let it out or sell it, or how to avoid family disputes.
4
Moving house: selling your current home and buying a new one
You want to sell your current home in order to buy or build a new one, and you need a clear plan to ensure that the financing, timing and sale all fall into place.
5
Downsizing
Your house has become too big, and maintaining it is too much of a hassle so you’re thinking about a smaller, more suitable home.
6
Private sales are already underway
You’ve tried selling privately and realised you can’t make any headway on your own. Too few enquiries, too much hassle, too much uncertainty.
What our clients say
Our clients trust us when it comes to property. See for yourself:
Ein Mann mit kurzem Haar und blauem Poloshirt sitzt vor einem Bildschirm mit einer Stadtansicht.
PROBLEM: The customer had received a mortgage offer from his bank but felt the interest rate was not competitive. Friends had confirmed that significantly better terms were available. However, he lacked an overview of the market and the time to compare several banks himself. GOAL: The client wanted to pay as little interest as possible and ensure that he really was getting the best available interest rate for his mortgage, without the hassle of contacting all the banks himself. SOLUTION: We carried out a comprehensive market comparison and were able to negotiate the best interest rate on the market for the client. This enabled a smooth refinancing of his existing mortgage on significantly better terms and with long-term interest savings.
Ein Mann mit kurzem Haar und blauem Poloshirt sitzt vor einem Bildschirm mit einer Stadtansicht.
PROBLEM: The client was due to renew his existing mortgage. However, the offer from his current bank was disappointing; the interest rates were significantly higher than he had expected, which would have led to unnecessarily high costs. OBJECTIVE: He wanted to find the best terms in the region to reduce his interest costs and secure a fair, market-based solution without having to contact numerous banks himself. SOLUTION: We took care of the entire mortgage comparison process for him, compared regional banks and found one that offered a significantly better deal. The existing mortgage was refinanced with noticeably lower interest costs and optimal terms.
PROBLEM: The client wanted to buy a new detached house, but first had to sell her existing property. She faced the challenge of coordinating both financially and in terms of timing. Without a suitable interim solution, the purchase of the new house could have fallen through, as the mortgage for the new property had not yet been secured. OBJECTIVE: Having sold her previous home, she needed a suitable mortgage to purchase her new property. Her aim was to ensure a seamless transition between the sale and the new purchase, without any financial uncertainty. It was important to her that the process was straightforward, predictable and efficient, without having to contact various banks herself or compare quotes. SOLUTION: We arranged an optimal mortgage for her that perfectly suited her financial situation and the new property. By carefully comparing several banks, we were able to secure attractive terms, ensuring that the purchase of the new house went smoothly and at the best possible interest rates.

4 clear steps to successfully selling your home
1. Value Analysis & Strategy
We will determine the realistic market value of your property and discuss your situation (e.g. inheritance, divorce, moving house). You will then know exactly what to expect and which strategy makes sense.
2. Professional presentation (photos & video)
We produce high-quality photos and professional promotional videos that show your property at its best. Instead of a run-of-the-mill advert, we create a presentation that attracts serious buyers, not just casual browsers.
3. Marketing via portals and social media
We don’t just place adverts on the relevant property portals; we also promote your property specifically via social media (e.g. Facebook and Instagram). This way, we also reach buyers who aren’t actively searching through portals but are open to finding a new home.
4. Sales & Closing
We screen potential buyers, organise viewings, handle the negotiations and accompany you to the solicitor. You have a single point of contact and can rest assured that the sale will be handled professionally and stress-free.

This is what happens if you choose the wrong strategy:
1
Loss of time
Without a targeted social media strategy, your listing will remain on property portals for weeks on end. The average sale takes 92 days or more. During this time, you continue to pay interest and service charges without knowing whether a serious buyer will even come along.
2
Selling below market value
Without professional marketing and pricing psychology, there is no competition for your property. You are therefore missing out on potential additional proceeds of up to 9%; for a property worth 1.5–3 million Swiss francs, that quickly adds up to a five-figure sum.
3
A drain on time and money
Enquiries from unqualified prospective buyers lead to numerous viewings that take up time and energy without resulting in a sale. Meanwhile, interest costs continue to mount and important opportunities are lost.
4
Emotional strain & uncertainty
Without professional guidance, you are left to grapple alone with the fear of making mistakes and uncertainty about the true value. These stress factors often lead to hasty decisions and an unsatisfactory outcome.

Frequently Asked Questions
How soon can I expect to make a sale?
Traditional property listings often remain online for several months. With our social media strategy, we sell many properties in just a few weeks whilst achieving greater reach and a higher selling price.
How much does your service cost?
We will discuss the exact terms and conditions in a face-to-face meeting. We generally work on a performance-based basis and take a percentage of the sale price. We disclose all details transparently with no hidden costs.
What will happen to my mortgage?
We will look into the options available to you: transfer to the buyer, transfer to your new property, or cancellation. Our mortgage specialists will guide you through the process.
What documents do I need?
Land registry extracts, plans, insurance certificates and renovation documents. We’ll tell you exactly what’s required and source any missing documents through our network.
Why shouldn’t I just sell through a portal?
Because property portals alone often don’t reach enough people. With social media, we reach buyers right where they are every day and this has been proven to lead to more enquiries, faster sales and higher prices.
